Site area: 2,92 ha
Project year: 2018 -
Project status: In construction
Built structures & facilities: Bintang Maja Lestari sign, Marketing Gallery, Ash-Shaff Mosque, houses on Block A & B (30 units).
Bintang Maja Lestari is a housing estate project that aims to provide affordable housing in the rapidly developing district of Maja. Located a short distance from several Islamic schools, the housing estate was designed with Islamic principles in mind, from elements on the buildings' facade to the public facilities. Durian Cluster is its second phase of development, consisting of a marketing gallery, shophouse units, a mosque, and 153 housing units.
Bintang Maja Lestari sign (Built)
Standing by the entrance to Durian Cluster is the "Bintang Maja Lestari" sign along with 3 identical ornaments made of laser cut metal panels. The sign and ornaments were designed as an identifying landmark for the housing estate and to ease wayfinding for prospective buyers.
Durian Cluster shophouses (To be constructed)
The shophouses in Durian Cluster are strategically located within 100 m from the cluster's entrance, on a joint site with Ash-Shaff Mosque. Consisting of 8 shophouse units, they are aimed to support local business and provide goods & services for the residents.
Ash-Shaff Mosque (In construction)
Adhering to Durian Cluster's Islamic concept, a mosque is allocated as one of its main public facilities. Situated nearby Durian Cluster's entrance, Ash-Shaff Mosque will accommodate both the residents and the public. More on the design process of Ash-Shaff Mosque here.
Marketing Gallery (Built)
Across the road from the shophouses and Ash-Shaff Mosque is Durian Cluster's marketing gallery, planned as an information hub and meeting point for guests and prospective buyers. The marketing gallery's facade is mostly made up of glass, giving it an open & welcoming atmosphere and visibility towards the surrounding housing blocks.
Housing units on Block A (Built)
The housing units in Durian Cluster are single storey houses with a floor area of 36 m2. Designed for a small family, each house is equipped with 2 bedrooms, 1 bathroom, a living room, and a kitchen. A total of 30 units on Block A & B are built and ready for occupancy at present, while the rest are still in development.
Pedestrian access in Durian Cluster (Proposed)
In a residential area occupied by families, having pedestrian-friendly streets is crucial to ensure a safe and comfortable travel for every family member. A recently planned improvement in Durian Cluster is the continuous sidewalk on both sides of the road, connecting the entrance to public facilities and all of the housing blocks.
Cluster Durian" Sign (Proposed)
A sign indicating Durian Cluster's location is planned to be set up by the intersection that links all of the housing blocks within the cluster. The sign is complemented by a 3-tier garden, adapted from the tiered mosque roofing in Indonesia, while also taking advantage of its sloped site.
Intersection and housing units on Block C & F (To be constructed)
Durian Cluster is continuously expanding along with its growing number of future residents, as most houses on Block A & B have found their owners and the construction of Block C have already begun. In the future, development will continue by constantly improving Durian Cluster's infrastructures and planning more public facilities such as parks, cafes, and more fundamental projects.
